A Laguna Beach zip code means paying a premium for your home, but there are many other factors you have control over that also affect the price of your home.

It all boils down to: what you want, what you can afford, and if necessary – whether you are willing to compromise what you want for what you can afford.

Depending on your purpose for buying Laguna Beach real estate, as well as unique factors affecting your personal, familial, and career goals, you will have specific needs relevant to your home search.

Best Laguna Beach Locations: Where Should You Purchase Laguna Beach Real Estate?

The Multiple Listing Service (MLS), where realtors list real estate for sale, divides Laguna Beach into 4 main areas:

  • Laguna Canyon
  • North Laguna
  • South Laguna, and
  • Laguna Village.

Although Laguna’s culture of art, quirk, success, and beauty permeates the entire city, there are notable features within these different regions of Laguna Beach – each with its own idiosyncrasies.

The “Laguna Canyon” area is shaped like a long strip, beginning in the north alongside El Toro Road, and extending south along Highway 133 until it hits Broadway Street in downtown Laguna.

There are really two main cultures in the Laguna Canyon area.

At its most northern point lies a suburb known as California Cove, located on the northwest corner of El Toro Road and the 73 highway.

California Cove real estate is usually the most affordable in all of Laguna Beach, and its residents are still able to enjoy the Laguna Beach school district.

The rest of Laguna Canyon real estate lies mostly to the east side of Highway 133, and is described below.

Laguna Canyon Culture

Laguna Canyon is home to the Laguna College of Art and Design (LCAD) and the Sawdust Festival. Consequently, many of its residents are art students and artists.

Laguna Canyon is a popular location for hiking and mountain biking, with numerous trails running through the Laguna Coast Wilderness, Crystal Cove, and Aliso and Wood Canyons parks.

Laguna Canyon is a good location for those who prefer a bit more seclusion and rural atmosphere than other parts of Laguna.

North Laguna real estate borders begin on the south at Broadway Street, and extend north to the Irvine Cove development at Morro Ridge Road.

North Laguna Culture

Because North Laguna is home to the private gated communities of Irvine Cove and Emerald Bay, and is close in proximity to Newport Beach, North Laguna has a more “Newport-feel” – extremely affluent and exclusive.

Close to the Crystal Cove State Park, Fashion Island in Newport Beach, and hugging the beautiful Pacific Coast Highway and Pacific Ocean, North Laguna is truly a beautiful place to live.

Laguna Beach Real Estate in South Laguna

South Laguna real estate is found south of Laguna Village, and is bordered to the north at the Montage Hotel, and to the south by Dana Point.

South Laguna Culture

South Laguna is perhaps the polar opposite from North Laguna in its culture as much as in its geography.

South Laguna has a very relaxed, laid-back, and strong local vibe. Peppered with local businesses, art galleries, and great beaches, South Laguna has a lot of variety to offer its residents.

Laguna Village real estate is located in central Laguna Beach.

The Laguna Village area, includes downtown, stretches up the hill to Top of the World, and south/ southeast to the Pacific Ocean.

Laguna Beach residents living in Laguna Village have the advantage of being a short walking distance or trolley ride to all of the Laguna Beach restaurants, bars, and shopping located in downtown.

Heavily laden with tourists, Laguna Village is bustling and vibrant. It’s not uncommon to walk through downtown Laguna and overhear conversations spoken in many different languages, as Laguna Beach has frequent visitors from all over the world.
