In January 2019, San Clemente had the lowest number of January home sales since 2008. In January 2019, San Clemente had 41 home sales. In January 2008, San Clemente had 31 home sales. San Clemente has not seen January home sales lower than 41 for nearly a decade – from 2009-2018.
This San Clemente statistic is practically opposite of neighboring community Dana Point, which saw its highest number of January sales in over a decade.
In January 2019, more homes sold in San Clemente in the $1MM-$1.5MM price band than in any other price band (12 of the 41 homes sold in this price band).
Inventory in San Clemente remained low in January, at 0.91 months of inventory. Although inventory was low which tends to escalate home prices, San Clemente actually saw a drop in the average home sale price (21%) and median home sale price (31%) – from December to January.
As summer approaches, if San Clemente home prices stay low or continue to drop as inventory increases, this can mean great new for buyers.
